Certainty is a process. Ours has four phases, each with a defined deliverable and one team running it from first walkthrough to final punch list.
1. ESTIMATE
Every project starts with a walkthrough or a set of plans.
Sometimes the scope is fully defined. Sometimes it's built from experience, sub input, and our own unit cost library.
Our work is built on relationships, which is why our estimates are honest ones. We'd rather tell you what a project is really going to cost and work with you in preconstruction to bring it down.
Where assumptions are used, we name them.
2. PRE-CONSTRUCTION
Pre-construction is where a project becomes buildable.
For a new construction, that means value engineering, reviewing the design against cost and schedule, and finding where money and time can be saved without giving up what matters.
For renovations, it means walking the scope with the design team and the trades, uncovering what the plans can't show.
When plans arrive with finish allowances and open selections, precon is where we firm them up. Every line gets a real number backed by a real proposal from a real trade.
3. CONSTRUCTION
Nothing about the project is a mystery.
Construction is run on the ground by Anderson's site managers and our senior project management team, who oversee every job. Weekly contractor meetings keep the schedule honest and the trades aligned.
Owners get weekly calls with our leadership, daily logs from the field, and photos and videos of the work as it happens.
ANDCO's crew handle carpentry, drywall, painting, and general labor. Every other trade is a sub we've worked with for years, thoroughly vetted for insurance, safety, and quality, and held to the same standard as our own.
4. POST-COMPLETION
The relationship doesn't end at closeout. It continues for the life of the house.
When the last punch list item is closed, we hand over a closeout book, the project's full documentation, organized as a house manual.
